Funding's $7.6 Million Loan Helps MPTV, Inc. Launch Las
Vegas Time Share Project
Hackensack, NJ:
Jeffrey Wolfer, President of Kennedy Funding, a private
lending firm based in Hackensack, New Jersey, announced
that they have provided a $7.6 million loan to MPTV,
Inc. (traded Bulletin Board) of Newport Beach, California.
The short-term loan will fund the construction of converting
a Las Vegas apartment complex into a time share development.
The loan will also be used to re-finance the original
FANNIE MAE note, the terms of which, had prevented
MPTV, Inc. from converting their 184-unit apartment
complex into a timeshare project. The loan will provide
for partial releases of the condominiums which will
permit the commencement of the sale and deeding of
the individual timeshare intervals.
 According
to Hurley C. Reed, MPTV’s President
and Chief Operating Officer, the 7.5
acre site was originally purchased
in bankruptcy in 1993 through its former
subsidiary, Consolidated Resort Enterprises
(CRE). The current Lake Tropicana Apartments
consists of 184 studio, one and two
bedroom apartments and will be transformed
into the luxury time share development,
Lake Tropicana Timeshare Resort. The
project is located on Huron Avenue
on the Las Vegas, Nevada strip, near
the MGM Grand Hotel and the Hard Rock
Cafe. The project features 22 refurbished
buildings containing 176 timeshare
apartments, tennis court, spa, swimming
pools and indoor recreation facility.
When completed, the resort will be
a walled, gate-guarded resort vacation
ownership community catering primarily
to the growing family vacation and
tourist market in Las Vegas. MPTV management
estimates that the 9,152 timeshare
intervals will sell-out over the next
36 months at an average of $11,000
per interval.
“Our alliance with Kennedy Funding has been
absolutely sensational,” says Hurley. “From
the day we were first introduced to Kennedy President,
Jeff Wolfer, we couldn’t believe the speed
of response.Kennedy had it's team of attorneys and
accountants working tirelessly day and night to put
this transaction together. We were so impressed,
we actually took a plane out to New Jersey the day
after we spoke to him.
“Not only were we able to secure fast funding
from Kennedy,” says Reed, “we were able
to buy out the original $8.4 million note for $5.8
million. In addition, the loan consists of a $600,000
appropriation for construction, site improvements
and a sales facility. Very few conventional sources
of financing are available to support this type of
project.
“Needless to say, we are ecstatic,” says
Reed.
According to Wolfer, Kennedy specializes
in creative financing to those companies who cannot
secure monies from traditional sources. Noted for
its swift handling and closing of loans from $500,000
to $25 million, the firm has been increasingly fulfilling
loan requests across the country.
“Banks simply cannot act as quickly as Kennedy
Funding,” says Wolfer. “Borrowers
do pay somewhat higher fees and interest, but the
monies are available in a matter of days, not weeks.”
While Kennedy has gained a unique national reputation
for its expertise in turning around troubled real
estate developments, they have been coming increasingly
involved in quality income-producing projects.
“We have seen one opportunity after another
in the public and private sectors,” says Wolfer.
“MPTV’s Tropicana Resorts represents a
very viable investment for us. We were attracted
to MPTV’s timeshare philosophy. It’s a
burgeoning industry. Both Marriott and Disney have
successfully enjoyed hundreds of millions in sales.
“MPTV’s Las Vegas site, alone, will make
it an successful venture,” Wolfer adds. “It
is in the heart of the fastest growing time share
market in the country, just minutes from McCarran
International Airport.”
No stranger to the timeshare market, MPTV, Inc. has
other interests in Reno, Nevada and Palm Springs,
Florida. The firm is engaged in Timeshare Resort
Development, Resort Management and Vacation-oriented
Television Entertainment.
